Hua Hin area guide: where to buy

The areas of Hua Hin where new developments are being built: what each one is like and what stands out about it. Every area links to the projects for sale there.

Pool-villa estates in the countryside behind the town and low-rise condominiums along the beach, from the area's established developers.

Khao Tao

A quiet bay south of town with a small lake, a fishing village and low-rise building.

Khao Tao sits at the southern edge of Hua Hin, where the hills meet the sea. New supply here is small in scale: boutique pool-villa estates along the sois off Phetkasem Road and a handful of low-rise condominiums close to the beach.

  • Boutique villa estates with larger plots
  • Low-rise condominiums near Khao Tao beach
  • Quieter than the town beaches

Khao Takiab & Nong Kae

The beach stretch south of the town centre, where most of Hua Hin's new condominiums are built.

Developers write Nong Kae in the address and buyers search for Khao Takiab; they are the same stretch of coast between the town centre and Takiab hill. It holds most of the area's beachfront and near-beach condominium projects, including hotel-branded residences, with villa estates further inland.

  • Hua Hin's main condominium coast
  • Beachfront and hotel-branded residences
  • Close to the town centre

Thap Tai

Hua Hin's main pool-villa district, in the countryside west of town.

Thap Tai is where most of Hua Hin's new villa estates are built: gated developments of single-storey pool villas on generous plots, inland from the coast. Expect a rural setting, mountain views and a wide choice of developers.

  • The widest choice of new villa estates
  • Single-storey pool villas on larger plots
  • Countryside setting with mountain views

Hin Lek Fai

The hillside district behind the town, home to Black Mountain golf.

Hin Lek Fai rises west of the town centre and runs out to the Black Mountain golf course. It combines villa estates and golf-side homes with an international school nearby, which makes it popular with families and long-stay residents.

  • Golf-side villas at Black Mountain
  • International school in the district
  • Close to the town centre

Hua Hin Town

The original seaside town: the railway station, night market and town beach.

The town centre has little land left for new building, so supply is limited to a few condominium towers set back from the beach and small villa projects on the inner sois. Everything is close by: markets, shopping malls, hospitals and the beach.

  • Walkable to markets, malls and the beach
  • Limited new supply
  • Hospitals and daily services close by

Pranburi

Long, quiet beaches south of Hua Hin.

Pranburi and the beach village of Pak Nam Pran lie south of Hua Hin, with a slower pace and a coastline of boutique resorts. New supply is mostly villa estates, from beach-side plots to larger riverside projects.

  • Quieter beaches south of Hua Hin
  • Villa estates rather than towers
  • Boutique-resort coastline

Sam Roi Yot

Limestone peaks and an open beach beside the national park.

Sam Roi Yot is the most rural part of the Hua Hin market, around the national park of the same name. A small number of villa projects are sold here, generally at lower prices than closer to town.

  • Beside Khao Sam Roi Yot National Park
  • Small-scale villa projects
  • Lower entry prices than Hua Hin

Cha-am

The neighbouring beach town to the north, in Phetchaburi province.

Cha-am is marketed together with Hua Hin but belongs to the neighbouring province of Phetchaburi. Its long beach is lined with resorts and condominiums, including hotel-branded residences on the stretch nearest Hua Hin, and it has a large stock of completed condominiums to compare against anything new.

  • Long beach with resort-style projects
  • Hotel-branded residences towards Hua Hin
  • Large existing condominium stock to compare against
