Buyer guide
The off-plan buying process in Thailand
From reservation and due diligence to staged payments and handover. This is a practical overview — your advisor coordinates the developer, lawyer and bank at every step.
Reservation and shortlist
Start with a no-obligation shortlist. Your advisor checks live stock, foreign quota and developer price lists, then reserves your preferred unit with a small holding deposit while you review the final terms.
Sales and purchase agreement
The developer issues the SPA. We recommend an independent Thai property lawyer to review payment schedules, penalties, handover dates and what happens if construction is delayed. Never sign before you understand every clause.
Staged payments
Off-plan condos are usually paid in instalments: 25–35% on contract, then progress-linked payments, with the final balance due on completion. Funds must be remitted in foreign currency for freehold registration, so plan transfers early.
Handover and registration
On completion you inspect the unit, pay the sinking fund and one year of common-area fees, then transfer the title at the Land Office. Your advisor and lawyer coordinate the Foreign Exchange Transaction forms needed for freehold registration.
